Should I buy a pub in Ireland.

But yes. Our Dear Leaders are hostile and not interested in creating an environment in which small and medium businesses can thrive.
We are all supposed to either conveniently die or else work for a pittance/universal benefit until they Eloi/ Logan's Run/Soylent Green us.
Yet most are blissfully unaware of what is in store.

Pubs are only worth the property value. There were 13 in Kingcourt when I started drinking and there are only 7 now and one of them is hat and miss.

The maintenance and Insurance would kill you. All you need is one punter to have a fall in the jacks, and you are done for. It's a rigged game and the odds are on the other side. Proceed at your peril.

If regs are so mean in regard to a meeting place or private club, then is it a possibility that one could officially utilize the ole restaurant loophole (at least I think it's a loophole :giggle:) of advertising BYOW or in other words BYOD??

Was a house hunter myself until a year or so ago and the first thing you learn is that the price asked is just the starting point for negotiation, with the price only heading one way and usually rather rapidly. Another problem I see with that sized business is that it is too big for a B&B yet too small for a hotel, a business, not a million miles from here has long suffered this struggle for existence in the shadows of the no mans land twixt the two, even though it has a golf course attached.

I would not deal with them
 
When the price of diesel is seen Wednesday morning, they will not be rising their price.

These can not be sold so they can continue to pay the cost of upkeep. Buyers can wait

You'd imagine it should be possible to fill every room with a long term rental at 500/month. That's 7k a month, plus you have the 2 bed apartment free.

Don't hesitate. there's a hungry PRC Chinaman or a filthy rich Hindoo eyeing up the place as speak.

Catering facilities are a major factor in such a scenario and 7k a month is not that huge an amount nowadays, especially if you have to maintain the place with 14 uncaring residents.
 
Put a gas hob into each room. Now they are bedsits. But planning doesn't allow it.

Student accommodation, with a free bus every day? You'd have the summer free for high value tourists, if anyone is allowed travel.

What is the occupancy rate there for tourists? They say tourist numbers are well down.

It is a small business. Slimy Simon and Micky Martin want to destroy every small business in Ireland, with the possible exception of foreign small business.

But if you can get the favour of a FF or FG councillor and the County Manager then it will all go so smoothly.....

The only way is TOTB -Totally off the books. Declare it as a private house. The streams of tourists coming and going are your personal friends whom you have invited to stay for a few days or years. The cash payments they make are neither taxable nor reportable nor even detectable. No insurance, no inspections, no taxes, no charges. Just you and your personal friends relaxing in the countryside.
